Filling the Building Before Buying It: Pre-Launch Validation for Two Community Ventures

Two founders — a tutoring center and a youth soccer academy — needed property to launch, and funding to get property. We flipped the sequence: prove demand first, then let the signups make the case for the capital.

The Challenge

Both ventures faced the same chicken-and-egg problem. Lenders and backers wanted evidence of demand before funding a facility; customers wanted a facility before committing. Each founder was preparing to make the classic mistake — signing a lease on faith and hoping enrollment followed.

What We Did

We built each venture a pre-launch validation campaign designed to produce fundable evidence:

- Defined the enrollment and pricing assumptions the business model actually depended on — how many students or players, at what monthly rate, filled by what date — so the campaign tested the numbers that mattered, not vanity interest.

- Built simple pre-launch signup funnels where families could register genuine intent (reserving places, joining priority lists) rather than clicking "like."

- Ran targeted community outreach to the specific families each venture needed — local, word-of-mouth-driven, and cheap.

- Packaged the resulting signup data into the funding case: demonstrated demand at target pricing, presented in the language funders needed to see.

- Modeled facility capacity against the validated demand so the property search targeted the right size space — not the aspirational one.

The Outcome

Both ventures entered their funding and property conversations holding something most early founders never have: a list of committed prospective customers at stated prices, gathered before a dollar of buildout. The signup evidence became the backbone of each funding case and de-risked the largest capital decision either founder would make.
